Lot Size:  You may have a maximum building width and depth, depending on your lot size, setbacks, etc.

Square footage: This usually will determine the overall price of your home.

What type of foundation: This is not as critical at this stage, unless you're looking to build elevated.  Elevated homes require different planning for entry stairs, parking beneath, efficiency etc.

Floor plan vs Exterior:  The floor plan is usually more important than the exterior.  Different exterior styles can be achieved by modifying layout, roof lines, finishes, etc.
